Can you hold a place before I apply?
Unfortunately, not prior to your application being approved. Once your application is approved, we can hold the property for up to two weeks - but only after signing a lease. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, we require the first month's rent and the security deposit to be paid prior to being granted possession of the rental premises. Although we do not usually ask for the last month's rent to be paid, some owners may require this. In such cases, this will always be made clear at the time of application. -
How old do you have to be to apply?
18 years old. -
Is the deposit refundable?
Yes! It is 100% refundable less any damages to the property or the landlords interests. -
Who needs a cosigner?
Anyone who might be just a bit shy of our qualifying standards, without having any absolute disqualifiers. -
You have a property I want to rent. How do I apply?
We have a convenient link for access to our online application which is available 24/7 at your convenience. Alternatively, you can make an appointment and visit us at our office located at 118 West Adams Street, suite 400, Jacksonville FL 32202 and complete a paper application. -
How do I pay rent?
The best way to pay rent is through the online portal that we provide and that is available to you 24/7. Alternatively, you can mail your payment in to us, or physically bring it to our office location. Sorry, but we do not accept cash payments. If payment is not made through the portal, it must be made by personal check, cashier’s check, or money order, made payable to Belle Epoque Realty. -
I want to get a pet. What do I do?
You will need to contact us to see if we might be able to obtain authorization for you to get a pet. Please note that this will incur additional charges, possibly in the form of an increased security deposit, and/or pet rent -
My lease expiration is coming and I want to move out. What do I do?
Notify us in writing of your intentions as soon as you can, although we will be reaching out to you as your lease expiration date approaches to determine your intentions. -
Who is responsible for paying for repairs & maintenance requests?
Generally speaking, tenants are only responsible for damages and repairs that they are deemed to be at fault for causing. The landlord will be responsible for all ongoing maintenance of the property unless there is specific language to the contrary in your lease agreement. It is customary, however, that tenants are expected to pay for and replace AC filters as needed.
